Working crawl spaces from the North End bungalows outward, he saw how post-1993 subdivisions with pressurized irrigation lines turned shallow back-lot trenches into seasonal rivers once the April-to-October watering season began.

A typical irrigation-line break pushes far more volume than a supply-line leak and sends water laterally along the vapor barrier instead of straight down. The water sits there, wicking into the bottoms of the joists while the finished floor above still reads dry on a meter; in the enclosed space, mold can begin in 24 to 48 hours even when the 2,700-foot semi-arid air makes everything feel dry overhead.

Today Rick’s crew handles calls from Meridian and Kuna tract homes to agricultural wells in Parma, Wilder and Notus, and up the grade to McCall, Cascade and Idaho City, where freeze-thaw bursts appear only after the ground thaws. The phone is answered every day because water events do not keep business hours.
